Move Up Program: Buying a House & Leasing Another

SCENARIO TWO: You have a home in the Austin area that you intend to lease after you purchase a new home.

Perhaps you’ve decided to take the long term approach of purchasing a property to live in for a fixed number of years and then hold onto that property for investment purposes once a new purchase is made.  If that is the case then oftentimes you will be looking for someone to assist you with leasing and property management services.

When you allow me to represent you in the purchase of a new construction or resale home, I will lease your current home for FREE.  I will take care of the coordination of the lease along with the payment of all advertising, leasing and commission fees.  I will also manage the property for the first 4 months for you for free with a 12 month management agreement.  The same property management scenario applies if you are purchasing a home strictly for investment purposes.

How Does this Benefit You?

There are a lot of common misconceptions about real estate investing.  However, I typically find that investors fall into two camps.  The first camp is made up of folks who are either purchasing an investment property for the first time or leasing an existing property to purchase a new one.  Either way, they often do not have much experience with leasing a property and managing the property/tenant once leased.  Sometimes they are do-it-yourselfers and other times are concerned about what may lay ahead if they decide to lease their house.  They may have heard horror stories about dealing with tenant issues.  I often hear from people that they “don’t want to have to worry about fixing leaking toilets on a Saturday afternoon.”

The other camp is made up of veteran investors who have been around the block and seen just about anything and everything.  These folks typically look to hire a management company to coordinate all of the leasing and property management details.  After all, an air conditioning unit never goes out in the morning – its always a 7pm at night.  Working with a trusted management company that has the resources to handle these types of issues when they arise can be invaluable to a property owner.
